Overview

A richly textured landscape combined with the presence of a strong history and architectural language provided inspiration for Lustica Bay, the first certified eco-labelled development in Montenegro. With a small footprint covering less than 6% of the total landmass, the heart and soul of the destination is a marina and mixed-use hillside village.

Designed to reflect the historic massing and character of a traditional Montenegrin hillside development, the reconfigured military site provides a park-like setting while an 18-hole golf course, spa, second marina village, portside promenade, residential offerings, seven luxury hotels, and year-round shopping, dining, wellness and medical facilities complete the amenities.

Sustainability efforts focused on preserving the existing ridgelines, protecting archaeological remains, maintaining the site’s natural hydrology, and the use of indigenous materials. The integrated approach introduced a lake for thermal storage and irrigation water stowing, while private car usage was reduced with centralized visitor parking and cable cars. Protection of the marine area and enhancement to the sea environment were made possible with artificial reefs and the construction of a 5-kilometer boardwalk.

EDSA was responsible for master planning and detailed design services.
